What if you could pick your next rental home from houses that are actually for sale? No more competing with dozens of other ‘renters’ for the same property. It really is possible! Just pick the home you want (within certain criteria). The home is then purchased and leased back to you with an option to purchase it at any time during the lease period. At the end of the lease if you decide you don’t want to purchase it, you are under no obligation to do so.

Get Approved

So you found a house and you want to lease it! That’s awesome! First you will need to be approved. This would be the case with any rental so let’s get down to it.

Simply apply online and you should have your final approval within 2 days or so. Sometimes it can happen sooner, sometimes it may take an extra day or so.

The important thing to remember is to have all of the important information together in one place. This makes for the the fastest approval time. 

How Do I Qualify?

Even a single property with a landlord will have qualifying criteria so let’s take a look at the list of what helps qualify for a Home Partners lease program.

  • Annual income of $40,000 or more
  • Stable verifiable employment.
  • No evictions or landlord issues within past 3 years.
  • No pending bankruptcy. Closed is okay.
  • No disqualifying criminal history.
  • 580 or higher credit score.
  • One time application fee of $35 which covers all parties on the lease for credit check and background check.

Upfront Financial Requirements

  • A Deposit equaling two months’ rent. (Deposit due at lease signing)

  • First month’s rent. (Due upon move in around a month later)
  • First Month’s rent is prorated to the day of the month you move in.
  • And the really good news? Your deposit is refundable under Florida law as long as you take good care of the home (just like any other rental contract).

Moving Timeline

Just like purchasing a home, it’s going to take about 5 to 6 weeks for you to get into the home. It’s important to remember that Home Partners of America needs time to purchase the home and they will also need to ensure that the home has all the final repairs necessary to lease the home back to you. When planning your move, you’ll want to keep this in mind. Many landlords want 60 days notice when vacating the home so if you are currently renting consider this as part of the normal process. Doing so will make the transition process much easier.
